Tampa was once the cigar capital of America, but this former cigar box factory had seen much better days. The Lofts at Mills Mill
Location:
Greenville, SC
Architect:
Smith Dalia Architects
Project:
The classic brick and timber mill complex looks like it might make a great place to live. Unfortunately, there are usually structural issues like rot, termite damage, mortar decay and ill advised modifications, not to mention a complete lack of modern seismic resistance or proper fire separation. PEC helped Smith Dalia resolve all those problems to create The Lofts at Mills Mill, keeping the brick and hardwoods but adding 21st century amenities.

Porterdale Mill Lofts
Location:
Porterdale, GA
Architect:
Pimsler Hoss Architects
Project:
This mixed-use conversion of three old mill buildings includes 149 residential units, 7 retail spaces, 2 restaurants and more. The main building encloses over 120,000 square feet and one river. Yes, the Yellow River flows under the lowest level of the main building, where it generates electricity for Georgia Power. Among other things, structural design of reinforcing over the flume had to consider constructability with very limited access from below. This project also incorporates a new parking structure within the existing building to better preserve the historic look of the property.
