This high profile mixed use development on the east side of Atlanta’s mid-town includes three very different buildings. The existing six story concrete WP building dates back to 1910 and was originally used for meat packing and cold storage – it is now being converted for office occupancy. Built in many phases over many years, the variety of structural systems, floor to floor heights, column layouts and opening locations posed multiple challenges for seismic and gravity upgrades and modern renovation. The new nine story building A will host retail shops on the ground floor with residential units above. The primary structure is braced steel framing with prestressed hollow core plank floors. On an awkward site with highly variable soils conditions, the foundation includes spread footings on geo-piers, soil and rock anchors, and even some footings bearing directly on rock. The final building is a six story precast parking deck with two bays of pool deck and pool house on the top level – Metromont designed the superstructure, and erected it in eight weeks on the PEC designed foundations. The So So Def recording studio conversion was a complete transformation of an existing brick and steel joist warehouse for Sony Records working with architect George Newburn, principal at Studio 440 in Hollywood. PEC has designed the structure for several high end media facilities, and they always require a sensitive understanding of how best to blend structural requirements with the complex and varied demands of recording suites, composing and pre- and post-production suites, living areas and support spaces including at So So Def a gymnasium and supporting rooms.
The Shops at Old Edwards Inn

The shops is a mixed use commercial space owned by the acclaimed Old Edwards Inn, incorporating leased retail space on the lower level and apartment style hotel suites on the upper floor. The structural system blends conventional concrete, steel, and bar joist framing below with metal stud bearing walls and expansive vaulted ceilings and roof framing at the common areas and private guest suites above framed with light gauge metal studs.

Three story upscale mixed use retail, restaurant and office complex with a total of 90,000 square feet of finished space. The structural system incorporates reinforced concrete, structural steel and bar joists, and light gage metal framing. Global Forum is one example of PEC's varied experience with retail malls, strip centers and stand alone stores.
North Crescent Medical Center

This medical office building includes approximately 60,000 square feet on three primary levels plus a fourth story mezzanine.The structural system of composite structural steel floor framing with a bar joist and metal deck roof system supported on structural steel columns with braced frames for lateral resistance was chosen for economy, efficiency, and ease of construction. A curved roof over the mezzanine, framed with structural steel and light gauge metal trusses, and precast concrete veneer wall panels on metal stud back-up create architectural interest without adding undue cost.
